Terms and Conditions

Reservations and Deposit
To guarantee the reservation a 20% booking fee must be paid in advance. Once the keys of the flat are delivered to the client, the balance of the rent payment must be paid in cash along with a mandatory 150 Euro security deposit (also in cash). Given the flat is left in good condition and without damages, the security deposit will be refunded upon the client’s departure from the flat.

Cancellations
If the client cancels a reservation he/she must assume the cancellations costs. The amount of the cancellation fees vary as follows:

60 days or more in advance: a complete refund of the 20 % reservation payment.

31-59 days in advance: a refund of 30 euros of the reservation pre-payment.

30 days or less in advance: there will be no refund.

The only conditions that will exempt the client from payment of the cancellation fees are the following: terminal illness, fatal wounds or death. Such conditions are understood to affect reservation dates. As early as possible it is necessary to send, via fax or e-mail, a medical document that credits it.

Number of Residents
Each flat has assigned a maximum number of residents that cannot be exceeded in any case (except for children less than 2 years old).

Pets
The presence of pets in livingBarcelona flats is welcomed as long as they are reported in advance to the company.

Schedule of Arrival and Exit
The client will appear directly in the selected flat on the reservation day (arrival date). We must be informed in advance of the exact arrival hour to deliver the keys to the client. In the case of delays, the client must contact the company immediately.

In the case of same day departures followed by arrivals of new clients, livingBarcelona reserves the right to delay the check-in time for clients in order to have enough time to appropriately and thoroughly have the flat cleaned.
Any change in these general rules will be specified for every flat.

Behaviour
The clients are committed to act with the maximum community spirit, respecting the neighbour's rest and exerting a good relationship with them.

Cleaning and Conservation
LivingBarcelona replaces sheets and towels and cleans all the flats every time there is a check-out (cleaning fee between 30 and 50 euros). On the other hand, the client must leave the flat in a reasonable condition of cleanliness, in the same way it was on the arrival day.

Upon departure, the client must dispose of all rubbish/trash bags in the designated, outdoor bins located outside of each flat.
The non-fulfilment of any of these rules and conditions can cause the immediate expulsion of the client(s) without any possible reimbursement.
Any change in these general rules will be specified in every flat.
